The homeowner in Crystal Falls had taken a basketball hoop to the top panel three winters ago and kept patching it. By February, the bottom seal was chewed by rodents and you could see daylight under the door. We measured the opening, showed them three Clopay options in their budget, and installed a 16’x7′ insulated door with a thermal break. The garage stays cooler now, and the door runs quiet enough that they don’t wake the baby on night shifts.

This was a 1987 Wayne Dalton wood door in Old Town that weighed close to 300 pounds. The original spring had finally fatigued after 37 years, which is actually impressive, but it dropped the door hard enough to bend two bottom rollers. We don’t recommend touching torsion springs yourself. The stored energy can put you in the hospital. We swapped both springs as a matched set, reset the cables, and balanced the door so a child could lift it manually. Done in one visit. The homeowner said it worked better than it had in decades.

The Mason Ranch homeowner was done with the grinding noise that woke up the whole house every time her husband came home from his 4 AM shift at the distribution center. The old Craftsman chain-drive was also missing one safety sensor, which meant the door wouldn’t reverse if something was under it. We installed a LiftMaster belt-drive opener with battery backup and an integrated camera. Now she checks deliveries from her phone and the dog doesn’t bark at the garage anymore. Belt drives aren’t magic, but in a house with thin walls above the garage, they’re the right tool.

Travisso sits on some of the hillier ground in Leander, and garage foundations settle. This door had been rubbing the weatherstrip for two years until the homeowner noticed daylight showing around the frame. The vertical track was bent inward at the bottom curve and three rollers had flat-spotted from grinding. We straightened the track, reinforced the jamb brackets with longer lag bolts into the framing, and swapped to sealed nylon rollers. The door now clears the header by a consistent quarter-inch and the nylon runs quieter than the old steel ever did.

This was a 1979 wood door in Leander Springs that had been painted eleven times and was starting to delaminate at the stiles. The hinges were rusted through and one top roller had pulled out of the door entirely. We talked the homeowner out of another repair. They wanted curb appeal for a pending sale, so we installed an Amarr Classica carriage house door with faux strap hinges and R-12 insulation. The new door changed the whole front of the house. They told us later the buyer commented on it at the first showing.

The Block House Creek call came in at 7 PM on a Saturday. The homeowner had heard a loud bang, found the door hanging crooked, and couldn’t get her car out for a shift starting at 6 AM. One cable had frayed through at the drum and the door was riding on a single lift line, which is dangerous. We carry cables for every common drum size, so we had what we needed on the truck. We replaced both cables as a pair, inspected the drums for scoring, and re-leveled the door. She made her shift. That’s why we stock the trucks heavy and answer the phone ourselves.
